Your weekly LEVERAGED MARKETING MASTERMIND resources to build a robust marketing team, the key to predictable lead generation. This equips you to hire, automate, and scale your brand, freeing you to focus on closing deals over content development.

Hey Leverage Marketing Mastermind friends,

You might have noticed that I had to make some quick adjustments to our live schedule this week. But don't worry—we will be completely back to our normal schedule next week, live on our regular Google Meets link at 10:00 AM Pacific Standard Time!

In the meantime, I didn't want you to miss out on this week's masterclass.

Today, we are tackling a massive topic: How to confidently report on the housing market in 2026 using AI as your ultimate partner.

I recently watched a few people present their market stats, and to be honest, I didn't love what I saw. Too many real estate professionals suffer from a "word salad" when a client asks the ultimate question: "How's the market?"

The better your answer to that single question, the more respect, trust, confidence, and competence you build with your community.

To watch the full breakdown, grab your coffee, and click below to watch the unlisted recording:

🧠 The "Sense Maker" Framework

National headlines love to spread noise, confusion, and panic. Your job isn't to be a local weatherman; your job is to be the Sense Maker.

Think of the real estate market like a funnel:

  • The Top (National): This is the macro weather—interest rates, Fed policy, inflation. Everyone gets rained on the same way.
  • The Middle (State/County): This is the regional climate—insurance costs, job growth, migration patterns.
  • The Bottom (Hyper-Local): This is the actual street-level traffic—school districts, niche neighborhoods, and specific price points.
Your Formula:"Nationally, the headlines said X... but here on our local streets, what we are actually experiencing is Y."

🛠️ Your Two-Part AI Action Plan

We need to build your confidence and competence. I want you to open up your AI engine this week and review the exact research frameworks I built out for you:

Part 1: The Competence Engine (Learning)

Ask your AI assistant to help you break down the most common, burning questions your local buyers and sellers have right now. Use it to study:

  • List-to-sold price ratios and days on market.
  • Niche neighborhood absorption rates.
  • The real impact of mortgage rates on local buyer affordability.

Part 2: The Content Engine (Leveraging)

Turn that newly found data into assets that attract the perfect clients:

  • The One-Question, One-Answer Video: Shoot a quick short-form video answering just one specific local seller question.
  • The "Evidence of Success" Case Study: Instead of just bragging about a closing, tell a story. Explain a specific data hurdle your client faced, the framework you used to solve it, and the final result.
  • The Lead Magnet: Package your top 10 local market questions into a downloadable guide.

To make this incredibly easy for you, I’m sharing the exact threads I used in the video so you can copy the prompts and adjust them for your local MLS:

Your weekly LEVERAGED MARKETING MASTERMIND resources to build a robust marketing team, the key to predictable lead generation. This equips you to hire, automate, and scale your brand, freeing you to focus on closing deals over content development. One agent. About $35 a week on Facebook. One fixed 13-mile radius. That year it produced ~200,000 impressions, 71 leads — and 60% of those 71 did business with him: 13 sellers listed and sold, 12 buyers closed, plus more carrying into the next year....

(Notice new email style - short email to blog post that has the rewatch video and a summary of the content, BTW Claude created all of it, FAST!!!) For twenty years the online game was getting found — rank a page, win a keyword. That still matters....

Hey there, Quick one this week, but it might change how you run every listing for the rest of the year. Most agents treat price like a number — set it once, defend it, then beg for a reduction when it sits. Elite agents treat price like a system — and let the market deliver the reduction for them. Here's the difference in one move. When the showings and offers aren't there, the average agent calls the seller and asks them to "lower the price" (translation the seller hears: you failed)....
