Hey Reader,
Last Monday I finished The Murph in 49:32.
(If you know, you know. If you don't — it's a workout that humbles you. Either way, it was hard.)
Then my kid got sick. Then I got sick. Forty-eight, seventy-two hours flat on my back. The moment I could stand up straight, I was on a plane to San Antonio to present to the KW Young Professionals Network.
So for the better part of a week I was tired, sick, traveling, and completely out of commission.
Here's the part worth your attention: the businesses I've helped agents build didn't care.
While I was down, somewhere out there a website was answering a buyer's question at 11pm. A Google Business Profile was getting recommended to a seller searching "best agent near me." A YouTube video was walking a relocation buyer through a neighborhood they'd never set foot in.
That is the entire point of the Digital Marketing Machine — the third asset of AIM³. An online brand that generates high-quality inbound leads while you are sick, asleep, or on vacation.
So let me share what I taught in San Antonio.
Content that creates clients
For years our industry has had exactly two ideas about what a website is for:
- A digital brochure (so you look impressive)
- A saved-search lead magnet (so people set up e-alerts)
There's a third one almost nobody talks about, and it's the one that actually prints checks: answer the most common questions your perfect customer is already asking — in your local market, in the form of blog posts, guides, and educational content.
Do that well and two things happen. Google, YouTube, and now the AIs read your work and conclude you are the local expert. And your ideal customer reads it, thanks you, then hires you.
Here's the 2026 unlock: with AI, this has never been easier. For about $20 a month your AI will tell you what to create, research it for you, write the structure, and even handle the technical pieces on your site. It gets you 70% of the way there. You add the 30% only you can — your stories, your reviews, your perspective, your local insight. That partnership is the whole game.
The Google Trifecta
Over the last five years I've watched agents build what I call the Google Trifecta: Website + Google Business Profile + YouTube.
- Google Business Profile is Google's gift to you — a simple way for Google to recommend you to the buyer or seller searching for a hyper-local expert. More reviews, higher rank. Post consistently, get recommended more often. The agents who actually work it average around five extra closings a year, courtesy of Google.
- YouTube is one of the most powerful search engines on earth. Build a well-organized library answering what an out-of-area buyer needs — cost of living, where to live, neighborhood and price-point comparisons, new construction vs. resale — and YouTube will hand you commission checks from people you've never met, who thank you for the education.
The new question
The frontier has shifted. Buyers and sellers are now asking ChatGPT, Gemini, Perplexity, and Claude one question:
"Who is the best agent in [my market] for [my situation]?"
Downsizing senior. VA buyer. Relocation. First-timer. The AI scans the web — your site, your profiles, your name, your brand — and decides whether you're the obvious answer.
That's not luck. That's built.
Two questions for your week
- What content are you creating that is designed to create a client and a commission check?
- Which platform have you actually been giving your time and energy to?
And are you aware that your AI can advise you, research for you, and get you 70% of the way there — starting today?
Build the machine. Then go get sick, take the vacation, run the Murph. The machine doesn't need you in the room.
Referred by people. Recommended by algorithms.
See you in the next AIM³.

One more thing: if implementing all of this feels like a capacity problem — you're right, it is.
